First-Time Home Buyer's Checklist for Mumbai — 10 Things to Do Before You Sign

Buying your first home in Mumbai is one of the biggest financial decisions you will ever make. The city's real estate market is complex, the legal requirements are extensive, and the paperwork can feel overwhelming — especially if you have never been through the process before.
The good news is that with the right preparation, the process is entirely manageable. This checklist covers the 10 essential steps every first-time Mumbai home buyer must complete before signing anything.
1. Check your home loan eligibility first
Before you start visiting properties, find out exactly how much home loan you qualify for. Most Mumbai buyers rely on home loans for 70 to 80 percent of the property value. Your eligibility depends on your monthly income, existing EMIs, credit score, employment type, and age. Visit your bank or use an online home loan eligibility calculator to get a realistic number before shortlisting any property.
2. Check your CIBIL score
Your CIBIL score determines whether a bank will approve your home loan and at what interest rate. A score above 750 is considered good. Check your score free through the CIBIL website or your banking app. If your score is below 700, spend 3 to 6 months improving it before applying — pay off outstanding credit card balances and ensure all EMIs are paid on time.
3. Verify RERA registration
Always verify the project's MahaRERA registration number at maharera.mahaonline.gov.in before proceeding. RERA registration gives you access to the project's approved layout, completion timeline, and promoter's financial track record. It also gives you legal recourse if the developer delays possession. Note that projects on plots under 500 sq metres are exempt from mandatory RERA registration.
4. Budget for stamp duty and registration charges
Most first-time buyers budget only for the property price and forget about stamp duty and registration, which can add 6 to 7 percent of the property value on top. For a ₹1.3 crore flat in Mumbai, that is an additional ₹7.8 to ₹9.1 lakh payable at registration — which cannot be covered by a home loan. Keep this amount ready in cash or savings.
5. Do a thorough site visit — not just once
Visit the property at least twice — once on a weekday during daytime to check neighbourhood, traffic, and amenities, and once on a weekend evening to gauge the social environment. Check water pressure, natural ventilation, mobile network signal, noise levels, and proximity to schools, hospitals, and the nearest metro or railway station.
6. Review the title documents and legal papers
Ask the developer for the title deed, IOD, Commencement Certificate, approved building plan, and relevant NOCs. Engage a property lawyer to review these documents — it typically costs ₹10,000 to ₹25,000 and can save you from a major dispute later.
7. Understand carpet area vs super built-up area
Under RERA, developers must quote prices based on carpet area — the actual usable floor space inside the walls. Always ask: what is the carpet area and what is the per sq ft rate on carpet area? This is the only fair comparison across projects.
8. Compare home loan rates across lenders
Compare rates from at least three lenders. Even a 0.25 percent difference on a ₹1 crore loan over 20 years amounts to approximately ₹3 to ₹4 lakh in additional interest. Check your primary bank, SBI or Bank of Baroda, and one housing finance company like HDFC or LIC HFL.
9. Understand the payment schedule before signing
For under-construction properties, the payment schedule is typically linked to construction milestones. Read it carefully and ensure the schedule is built into the sale agreement so the developer cannot demand payments ahead of milestones.
10. Read the sale agreement word for word
The sale agreement is a legally binding document. Take it home, read every clause, and have your lawyer review it. Pay particular attention to possession date and delay penalty clauses, material specifications, maintenance charges, car parking terms, and remedies if the developer fails to deliver.
